What Prevents Your Home from Being Sold?


Looking to sell your home by yourself? How long has your house been on sale? Why is it that you can’t sell it? Some of you may not even have shown your home to prospective buyers even though it has been a long time since you first put up that ‘For Sale’ sign.

Meanwhile, some of you might have shown your home to plenty of buyers, but not one of them showed any interest – because there is probably something wrong with your house or the way it is being marketed.

For instance, if your house appears cramped up with furniture and your belongings, you may be repelling buyers. Or if you’re not taking help of a real estate agent, potential buyers may not even be aware that your house is for sale. Let’s take a look at some of these in detail.

Poor Home Condition


How is the home market doing in your area? Are 80% to 90% properties unsold? The pending sales metric is a good indication, or you could even find out these details from a realtor. In that case, the condition of your house needs to be excellent so that it can be included in the top 10% houses that sell. How can you do this?

Replace that worn out carpet, or abandon it all together and install wood flooring.  Yes, this is an added expense but it provides you a good return on the investment if it allows you to sell your house. Also check the walls, and paint them a neutral color.

Take care of maintenance work, and do stage your home. Yes, this requires that you put in some extra effort, but they are definitely worth it. Bring on a good New Jersey realtor, and they will provide you with all the necessary details.

Poor quality photographs


Potential buyers see your home the first time, not at the open house, but through the photos that you upload on the listings. They decide right then whether they want to visit your house or not.  So that obviously means that photos must be exceptional, and shot in good lighting at wide angles. Try to capture all the rooms and the exterior as well. And make sure each and every photo highlights the main features of your home.

When you photograph the dining room, prep the table. If your hallway is narrow, don’t take any photos, but instead include a close up picture of an interesting feature. Make certain that none of the mirrors in the bedroom reflect the camera or you in the pictures.

Inappropriate pricing to sell your home


Before you put your house for sale, ensure that the price is appropriate. Don’t inflate the numbers or your house will just sit and not sell. Review comparable sales in your area of similar homes, consider the nearby amenities and then set an asking price.
